We do not believe in hiding useful features behind higher tiers. If we build it, every customer gets it.

Most compliance software is priced in a way that punishes small operators. You pay a fixed minimum that only makes sense if you own hundreds of buildings, or you pay a "per seat" fee that has nothing to do with how many units are actually on your plate.
Per-unit pricing scales with the work we actually do. A 6-unit brownstone generates fewer violations than a 300-unit high-rise, and it costs us less to monitor, so it costs you less too. One dollar a month per unit is a number you can explain to your board and to your tenants without flinching.
It also means we cannot sneakily gate features behind tiers, because there are no tiers. Everything we build ships to everyone on the same day.

What counts as a "unit"?+
A unit is a single residential dwelling unit inside a building, as recorded by the NYC Department of Buildings. A 40-unit apartment building is 40 units. A single-family brownstone is 1 unit. A mixed-use building with 12 apartments and 2 stores is 14 units. We take the unit count from your BIN record automatically — you never have to count yourself.
What if my unit count is wrong?+
If the DOB record for your building is out of date, email support@borobeacon.com with the correct count and documentation (a DOB certificate, a rent roll, anything official) and we will fix it same-day. We only charge for units you actually own or manage.
Is there a minimum?+
No minimum. If you have one building with 6 units, you pay $6 a month. If you have 45 buildings with 1,800 total units, you pay $1,800 a month. The math is the math.
Is there a maximum?+
No maximum. Portfolios of any size pay the same per-unit price when billing launches. If you have a strategic need — thousands of units, custom SLAs, audit exports — email sales@borobeacon.com and we will put together a custom agreement.
Is there a free trial?+
During private beta we’re onboarding from a waitlist, so there’s no card on file at all. Send a note from the contact page and we’ll reach out as we open seats. Self-serve plans with a free trial are on the roadmap for general availability.
Do I need to sign a contract?+
No. Private-beta customers are billed monthly by invoice; you can cancel any time and the cancellation takes effect at the close of the current billing period.
How does billing handle adding or removing buildings mid-month?+
During private beta we true up monthly: if you add a 30-unit building part-way through a month, the next invoice reflects the prorated amount. Removed buildings show up as a credit on the next invoice.
What forms of payment do you accept?+
During private beta, we invoice directly (ACH or wire). Self-serve card billing is on the roadmap for general availability and we’ll let you know before it goes live.
What happens if my payment is late?+
We reach out by email first. Your account stays active through any normal late window — we won’t cut off monitoring without warning.
Do you offer discounts for nonprofits or mission-driven housing?+
Yes. Nonprofits, community land trusts, and affordable-housing operators get a discounted rate. Send a short note about your organization to sales@borobeacon.com and we will set you up.
